For many homeowners, selling a house is supposed to be simple. Call a real estate agent, list the property, and wait for a buyer.

But that path does not work for every situation.

Some houses need major repairs. Some are inherited by families who do not want to manage them. Others belong to homeowners who have fallen behind on mortgage payments or are facing foreclosure. And some belong to landlords who are ready to step away after years of dealing with tenants and maintenance.

Andrew Yu works in that lesser-known corner of the housing market.

Through his company, Paranova Property Buyers, one of the cash home buyers in Little Rock, Yu buys houses directly from homeowners who need a simpler way to sell. The properties he purchases are often sold as is, meaning sellers do not need to repair the home, clean it out, or prepare it for showings.

“Usually when someone calls me, they start by explaining their situation,” Yu said. “There is often something going on in life behind the decision to sell. It might be a property that needs a lot of work, a family inheritance, or financial stress. In many cases, they just want a clear path forward.”

One common situation involves inherited property. A family member passes away and leaves behind a house that relatives may not be able to maintain or repair. Sometimes the home needs extensive updates before it can be sold on the open market. Other times, the heirs live out of town and simply do not want to manage the process.

Yu also works with homeowners who have fallen behind on mortgage payments. In one recent case, a family had fallen six months behind on their house payment while also facing major repair needs. The home required cosmetic updates along with a new roof and HVAC system. Because of the property’s condition, it would not qualify for traditional financing for most retail buyers. Selling directly allowed the family to move forward without taking on costly repairs.

For landlords, the story can be different but just as challenging. After years of managing tenants, maintenance calls and repairs, some owners decide it is time to move on. Selling directly to a buyer who can take over the property can offer a straightforward exit.

In situations like these, a traditional home sale can feel overwhelming. Preparing a property for listing often requires repairs, cleaning, inspections and weeks or months on the market.

Yu offers an alternative approach.

Paranova Property Buyers purchases homes directly from sellers, often allowing them to choose a closing timeline that works for their situation. Because the homes are purchased in their current condition, sellers can take what they want and leave the rest behind.

“Sellers do not need to repair anything or clean the property,” Yu said. “They can focus on the other things going on in their lives. When I renovate the house later, I handle the clean out and the repairs.”

Not every home is a fit for this type of sale. Yu often tells homeowners that listing with a real estate agent may be the better option if the house is in good condition and likely to sell quickly on the open market.

“My goal is not to buy every house,” he said. “If someone can get a better outcome by listing with an agent, that is usually the route I recommend.”

Since starting Paranova Property Buyers full-time in 2017, Yu has completed more than 250 transactions across Central Arkansas. Working locally allows him to understand the neighborhoods, property conditions and market dynamics that affect homeowners in the region.

After purchasing a property and completing renovations, Yu has several paths forward for the home. Some are resold to traditional buyers. Others become rental properties, short-term rentals, or are sold through owner financing that can help families who may not qualify for a conventional mortgage.

For Yu, the work goes beyond buying and selling houses. Each property represents a situation where someone needed help solving a problem tied to a home.

“Sometimes a house becomes more than someone can handle,” Yu said. “If we can help relieve that pressure and give them a clear way forward, that is what matters most.”

In a housing market that often focuses on buyers and prices, Yu’s work highlights another reality. For many homeowners, the biggest need is not maximizing a sale. It is finding a simple and practical way to move on.
